Join us for a lecture by Monte Anderson, CEO/President at Options Real Estate Investments, Inc. and Founding Member At IncDev Alliance.
Participants in this event will understand:
· There is a need to focus on small, incremental development instead of the typical big, high profile investments. This minimizes risk similar to a mutual fund approach to investing, rather than a few large, high risk, “silver bullet” projects. The Incremental Development Alliance defines small development as typically one to three story, 3,000 sf to 5,000 sf buildings, though sometimes these projects can be as large as 12,000 sf, which may occur in multiple buildings.
· Participants will learn how to:
o Adopt a balance sheet approach to managing your city, recognizing aging infrastructure as liabilities rather than assets.
o Evaluate proposed developments at a proforma level, assessing whether the value being created in terms of property tax revenue offsets the cost of infrastructure and public services required to support that development.
o Create neighborhood-specific solutions: It is dangerous to rely on one-size-fits-all solutions. What might work in one neighborhood might create disruptions and displacements in another neighborhood.
